Welcome to Cortile. The Service is provided by Enolent Technology Limited ("we"). By downloading, registering or using the Service you agree to be bound by these Terms. If you disagree, do not use the Service.
Cortile 是住宅住戶管理應用程式，由物管方採用向住戶提供公告、繳費資訊、報修、訪客邀請、包裹通知、設施預約、社區投票、文件庫、緊急求助等功能。實際功能、收費項目、設施規則由物管方設定，我們僅提供技術平台。物管方與住戶之物業管理權利義務受公契、管理規約及適用法律規範，非本條款範圍。
Cortile is a resident-management app, adopted by the PM to provide announcements, billing info, maintenance, visitor invites, package notices, facility bookings, polls, documents and emergency help. Actual features, charges and facility rules are set by the PM; we provide the technical platform only. Rights and duties between PM and residents are governed by the deed of mutual covenant, house rules and applicable law, outside these Terms.
你須以準確完整資料註冊，並以物管方發出的邀請碼將帳戶連繫至你的單位。你須對帳戶下一切活動負責並妥善保管登入憑證。家庭主帳號可邀請同單位家庭成員或家傭建立子帳號並可限縮其權限，主帳號須對其子帳號使用負責。物管方有權依其規則審批、暫停或解除住戶綁定。
Register with accurate, complete information and bind your account to your unit using the PM's invitation code. You are responsible for all activity under your account and for safeguarding credentials. A primary household account may invite same-unit family or helpers to create sub-accounts with limited permissions and is responsible for their use. The PM may approve, suspend or remove unit binding under its rules.
你同意不會：將本服務用於違法目的；冒用他人身分或提供虛假資料；上載惡意程式、侵權、誹謗、騷擾或不當內容（包括報修相片、佈告、留言）；干擾破壞本服務或未經授權存取系統或其他用戶/大廈資料；濫用緊急求助等功能。我們及物管方有權移除違規內容並暫停或終止違規帳戶。
You agree not to: use the Service unlawfully; impersonate others or provide false data; upload malware, infringing, defamatory, harassing or inappropriate content (including photos, notices, messages); interfere with the Service or gain unauthorised access to systems or other users'/buildings' data; misuse emergency features. We and the PM may remove violating content and suspend or terminate violating accounts.
你就上載內容（報修描述及相片、訪客資料、佈告等）保留你擁有的權利。為提供本服務，你授予我們及物管方在服務範圍內儲存、處理及顯示該等內容之有限授權。你須確保有權上載且不侵犯他人權利。
You retain the rights you hold in content you upload (maintenance descriptions and photos, visitor data, notices). To provide the Service you grant us and the PM a limited licence to store, process and display such content within the Service. You must ensure you are entitled to upload it and that it does not infringe others' rights.
住戶使用本 App 本身免費。管理費及雜費由物管方釐定，App 內顯示之帳單金額與狀態由物管方提供。V1 階段不經本 App 收取住戶款項，繳費依物管方安排。〔線上付款開通後補：付款由第三方支付商處理；退款、爭議、收據條款待補。〕
Use of the App is free for residents. Management and other fees are set by the PM; bill amounts and status shown in-app are provided by the PM. In V1 we do not collect resident payments through the App; pay as arranged by the PM. [On enabling online payment: payments handled by a third-party processor; refund, dispute and receipt terms to be added.]
本服務可能整合第三方服務（雲端託管、推送通知、〔將來〕支付處理）。該等服務受其各自條款約束，我們不對第三方服務之行為負責。
The Service may integrate third-party services (cloud hosting, push notifications, [future] payment processing). Those services are governed by their own terms; we are not responsible for their acts.
本服務及其軟件、設計、商標（包括「Cortile」/「寓家」品牌名稱，現為暫定，待商標檢索落實）之一切知識產權屬我們或授權人所有。未經書面許可，不得複製、修改、反向工程或商業利用。
All intellectual property in the Service and its software, design and trademarks (including the "Cortile"/"寓家" brand, provisional pending trademark clearance) belongs to us or our licensors. No copying, modifying, reverse-engineering or commercial use without written permission.
我們致力維持服務穩定，但不保證不中斷或無錯誤。我們可能因維護、升級或其他原因暫停或變更服務功能，並可能不時更新本服務及本條款。
We strive to keep the Service stable but do not guarantee uninterrupted or error-free operation. We may suspend or change features for maintenance, upgrades or other reasons, and may update the Service and these Terms from time to time.
在適用法律允許之最大範圍內，本服務按「現狀」及「現有」基礎提供，我們不就其適用性、不中斷或無誤作任何明示或默示保證。於法律允許範圍內，對任何間接、附帶、特別或衍生損失不負賠償責任。重要保留：本條款任何內容均不排除或限制依法不得排除之責任，包括因我們疏忽致死亡或人身傷害、因詐欺或詐欺性失實陳述之責任，以及香港《管制免責條款條例》（Cap.71）、台灣消保法及民法、澳門消費者保護法律所規定不得排除之責任。如任何限制被認定無效，其餘仍有效；若你為消費者，你依居住地強制性消保法之權利不受影響。
To the maximum extent permitted by law, the Service is provided "as is" and "as available" with no express or implied warranty of fitness, uninterrupted operation or freedom from error. To the extent permitted, we are not liable for indirect, incidental, special or consequential loss. Important reservation: nothing excludes or limits liability that cannot be excluded by law, including death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, and liability that cannot be excluded under the Control of Exemption Clauses Ordinance (Cap.71) of Hong Kong, the consumer and civil laws of Taiwan, and the consumer laws of Macau. If any limitation is held invalid, the remainder stands; if you are a consumer, your mandatory consumer rights are unaffected.
本服務之「緊急求助」功能僅為協助你通知所屬物管方或保安人員之輔助工具，其運作依賴網路連線與裝置狀態，未必於所有情況或時間可用，且不替代任何官方緊急服務（如 999／110／119）。緊急情況請直接致電當地官方緊急電話。
The "Emergency Help" feature is only an auxiliary tool to notify your PM or security; it depends on network and device status, may not be available at all times, and does not replace official emergency services (e.g., 999/110/119). In an emergency, call your local official emergency number directly.
你可隨時停止使用並要求刪除帳戶（見私隱政策 §8A）。我們或物管方可在你違反本條款或基於合理理由時，暫停或終止你的帳戶。終止後相關資料依私隱政策 §8 處理。
You may stop using the Service anytime and request account deletion (see Privacy §8A). We or the PM may suspend or terminate your account upon breach or for reasonable cause. After termination, data is handled per Privacy §8.
本條款之解釋與適用及因本服務產生之爭議，其管轄法律與管轄地由律師按三地用戶情形訂定（例如以營運實體所在地為主，並保留各地消費者就地救濟之強制權利）。
The governing law and forum for these Terms and disputes arising from the Service are to be set by counsel considering users across the three regions (e.g., the operator's place of incorporation, while preserving consumers' mandatory local remedies).
